THE BUILDING
Manulife Place has a central core wall coupled with a column-free design.
FAÇADE
The building is clad with low-E double glazed full height thermally insulated glass panels with vertical mullions spaced at 1.5 metre intervals. Projected sun-shading device and architectural feature fins from the curtain wall provide sun and glare protection.
MAIN ENTRANCE LOBBY
The terracotta cladding on the walls creates a bright and friendly environment. The cushion- like mounds of lawn in the landscaped plaza continue inside the lobby, connecting the design language of the outdoor plaza.
OFFICE LIFT LOBBIES
Terracotta wall cladding with metal ceiling continues the same interior quality and visual identity of the main entrance lobby.
OFFICE AREA
Distances from the core wall to the internal curtain wall vary between 10.8 – 15.0 metres. Core wall and columns are finished in skim coat with emulsion paint, ready for tenants’ finishes.
OFFICE HEIGHT
The raised floor to finished ceiling height has a clear headroom of 3.2 metres in the Mid-Zone and High-Zone (Levels 8 to 23) and 3.1 metres in the Low-Zone (Levels 2 to 7).
OFFICE CEILING
A false ceiling system comprising suspended metal ceiling tiles is integrated with office lighting and air-conditioning systems.
RAISED FLOOR SYSTEM
A fully installed 150mm raised floor system comprising 600mm x 600mm floor tiles, with service outlet boxes on certain tiles.
FLOOR LOADING
Total floor loading is approximately 5kPa in general office area and localized 7.5kPa live load near the core wall.
STRUCTURAL OPENING
Two knock out panels are available on every office level (except level 2 where only one knock out panel is available) near the lift lobby as a provision for internal staircase.
NORMAL ELECTRICITY SUPPLY
Dual bus duct risers supply electricity from separate transformers. The load density for a general office floor is 85VA per m2.
BACK UP POWER
A diesel generator set provides emergency power to essential services and safety equipment. Three (two duty and one standby) 900KVA outdoor packaged type generator sets (synchronised output of two duty generators: 1800KVA) with power bus duct for office tenants. Space is reserved at the rooftop for tenants’ back-up generators (subject to availability) and future building upgrades.
TELECOMMUNICATIONS
Dual lead-ins and risers are provided to enhance the availability and resilience of telecommunications services. Tenants can select their own FTNS operators.
LIGHTING
Regular and comfortable lighting is provided by energy efficient direct luminaries with T5 fluorescent tubes and electronic ballasts for a general illumination level of 500 lux at task level.
AIR CONDITIONING
The Direct Digital Control Variable Air Volume (DDC VAV) system serviced by two air-handling units (AHU) is equipped on each floor with supply air ducts and VAV boxes. Reheating is available at the perimeter.
CHILLED WATER SUPPLY
The base building refrigeration plant consists of 4 x 650TR water-cooled chillers and 2 x 175TR water-cooled chillers for essential usage. 2 x 175TR water-cooled chillers provide 24-hour chilled water supply with generator backup.
COOLING CAPACITY
Cooling capacity is designed to a combined lighting and office equipment load of 44.25 watts per m2.
RESTROOMS
Female, male and disabled toilets and two executive toilets with shower facilities on every office floor are installed with water saving, low-flow sanitary fittings.
LIFTS AND ESCALATORS
13 passenger lifts are controlled by the building’s Destination Control System and integrated with the Turnstile System to serve 3 office zones. Two shuttle lifts serve floors from the basement car park up to level 2. Two fireman and service lifts serve all floors. A pair of escalators connects the ground floor and the retail level.
ANTENNA SYSTEM
An integrated radio antenna system provides mobile phone coverage throughout the building including basement car park, lifts and all back-of-house areas.
DATA COMMUNICATION
Inter-floor telecommunications trunking for communal use is provided inside the telephone duct room on every floor.
COMPUTERISED FIRE DETECTION
Intelligent fire-detection systems are installed and can be extended to tenants’ computer rooms.
FIRE PROTECTION SYSTEM
An automatic wet sprinkler system is installed, supported by a hose reel system. The building is further protected by a fire detection and alarm system comprising visual and audio alarms, addressable heat detectors and smoke detectors for staircase areas, manual break glass units and an audio/visual advisory system. On activation of the Automatic Fire Alarm Systems (AFA), fire alarm signals will be sent to the Building Control Room and directly to the Fire Services Department.
